01 What we do
The warehouse, the operation inside it, then the cargo.
Warehouse development and leasing, contract 3PL logistics, freight forwarding and investment — one company, both coasts of the UAE, and the GCC.
02 Side by side
Four capabilities, one counterparty.
| Capability | What it does | What it needs | What it delivers |
|---|---|---|---|
| Warehouse development and leasing | Puts up the asset | Land with access, power and long tenure | Grade A buildings, pre-let, leased or run by us |
| Contract logistics | Runs the floor | An address for every rack position; a trained shift | Storage, fulfilment and distribution on one system |
| Freight forwarding | Moves cargo with no building | Space on the right service; clean documents | Sea, air and road, cleared to the dock |
| Investment | Adds assets and operators | A building we would run ourselves | Logistics land, standing Grade A assets, operating companies |
03 The model
Invest, construct, operate — then do it again.
Invest
Land on title an institution will lend against, or an operator already trading in the market.
Construct
One published specification, whichever market the building stands in.
Operate
One method on one system, and the operating record funds the next acquisition.
04 Warehouse development and leasing
Three ways a building reaches an occupier.
Pre-let build-to-suit sets dock count, aisle width and yard depth from the occupier's own operation, and the lease is signed against the specification the building is then built to. Grade A leasing offers whole or subdivided units in a building already built to the standard, bonded where required. Sale-and-leaseback takes an owner-occupier's building onto our balance sheet and leaves the operation in place on a long lease.
The first building is in JAFZA: 144,000 sq ft, 21 m clear for VNA racking, bonded, ready March 2027. Space in it is allocated before completion, so an occupier can set the rack layout while the floor is still being specified.
05 Contract logistics
Storage, fulfilment and distribution, on one system.
Stock is put away to a numbered rack position under warehouse management system control, so it is found by address, not by memory. Anti-error barcode control on every movement and dual quality control before a load closes hold cell accuracy to 99%. Ambient and temperature-controlled, bonded or duty-paid, FIFO or FEFO, dangerous goods where the license permits.
The 99% is measured by our operating partner RFL in the CIS, across more than 3,000,000 sq ft under management. The UAE floor is run to the same method.
| Sector | What it asks of the building |
|---|---|
| FMCG and food | Temperature-controlled envelope, batch and expiry-driven picking |
| E-commerce | Dense small-item storage, a wide pick face, a returns lane clear of inbound |
| Automotive parts | Part-number addressing, long goods and small parts in one building |
| Retail | Store-level consolidation, co-packing, cross-dock lanes |
| Industrial | Heavy pallets on a slab rated to the load, kitting for production feed |
06 Freight forwarding
It works without a building.
We book the space, consolidate at origin, clear the cargo on either coast and deliver to the dock, by sea, air or road. Customs treatment — import, transit, bonded or free zone — is chosen at booking, because it decides where the cargo may then be stored. A worked lane also yields the volume history a catchment is later chosen against.
07 Investment
We underwrite the asset and the operation together.
Five things are tested before price: cargo already moving in the catchment; access an articulated vehicle can use without a shunt; title long enough to amortise a Grade A building and firm enough to lend against; power for a temperature-controlled envelope; and a zone and customs treatment that suit the cargo. The governing test comes last: would we run this building ourselves.
We buy directly, partner a landowner, forward-fund a development and take the asset on completion, or take a majority behind a management team that stays.
