Grade A warehousing across the Gulf, and the contract logistics that runs inside it.

We develop Grade A warehousing on land we acquire, lease it, and run the 3PL contract logistics inside it. Freight forwarding moves the cargo, and investment underwrites the asset and the operation as one. Both coasts of the UAE, then outward across the GCC.

215,000–540,000 sq ft plot area
Free zone or mainland Zone
Bonded capable Customs treatment

01 First facility

The first building: JAFZA, ready March 2027.

It is in delivery, not in operation. Space is taken against the specification below, ahead of handover.

First NOVA RFL facility, as designed
Parameter Specification
Location Jebel Ali Free Zone (JAFZA), Dubai
Building area 144,000 sq ft
Clear height 21 m under haunch
Racking Very narrow aisle, for 35–50% more pallet positions in the same footprint
Customs treatment Bonded
Ready March 2027
3,000,000+ sq ft under management
15+ years in warehousing logistics
99% cell accuracy under dual quality control

Measured across the network of our operating partner, RFL in the CIS. The UAE platform is built to that standard.

02 The ambition

Our plan is to become the leading logistics platform in the Gulf.

We start on both coasts of the UAE, where deep-water container capacity sits on either side of the peninsula, and carry the same specification and the same operating method outward into the GCC.

03 Capabilities

What we do.

01

Warehousing

Develops and leases Grade A assets

Land acquired and developed as Grade A warehousing: build-to-suit, Grade A leasing, sale-and-leaseback.

Warehousing
02

Contract logistics

Operates the buildings

Storage, fulfilment and distribution on one warehouse management system, ambient and temperature-controlled.

Contract logistics
03

Freight forwarding

Moves the cargo

Sea, air and road with consolidation, customs clearance and onward routing from the UAE into the GCC.

Freight forwarding
04

Investments

Backs and acquires operators

We underwrite the asset and the operation together, because we intend to run what we buy.

Investments

04 The model

Invest, construct, operate — then do it again.

The invest, construct and operate cycle drawn as a closed circuit A circuit seen in low perspective. Capital travels from the invest stage to the construct stage, where a warehouse volume rises, then on to the operate stage. The returning segment, drawn in red, closes the circuit back to invest. Volumes delivered by earlier laps stand inside the circuit in two rows.
Returns
Each lap puts up one building. The red segment is the return that pays for the next.
01

Invest

Capital acquires land on title an institution will lend against, or backs an operator already trading in the market.

02

Construct

Development delivers a Grade A volume built to one published specification, whichever market it stands in.

03

Operate

The building is run to one method on one system, and the returns fund the next acquisition.

05 What we build

Grade A is a specification with numbers behind it.

The values a NOVA RFL building is designed to hit, published so a client, a lender or an engineer can check a building against them.

2.01

Clear height

18 m minimum under haunch, 21 m where VNA is specified

Height is the one thing that cannot be added later.

2.03

Racking density

Very narrow aisle and multi-tier, for more pallet positions in the same footprint

Density is what makes the height worth paying for.

2.05

Slab

TR34 Class 1 / DIN 15185 flatness in VNA aisles, FM2 elsewhere

A high-bay truck is only as accurate as the floor it drives on.

2.07

Temperature

Ambient and temperature-controlled, as separately insulated envelopes

Temperature control is built into the envelope from the start.

2.11

Fire

ESFR selected by commodity class and rack configuration

Protection follows what is stored and how high it is stacked.

06 Where

Two coasts, and everything they open.

The UAE holds deep-water container capacity on both sides of the peninsula: the Arabian Gulf to the west, and the Gulf of Oman to the east, on open Indian Ocean water. Oman carries the same geography south.

Eight public deep-water gateways on two coasts — the Arabian Gulf, the Strait of Hormuz, the Gulf of Oman, the Arabian Sea and the Red Sea — with the sea approaches to each and the overland corridors between them. More than one way in, on more than one coast.

An east-coast call is made before a vessel enters the Gulf at all, which shortens the sea leg on Indian-subcontinent and East Africa services. The land bridge across the Hajar corridor joins the two coasts.

07 How a warehouse runs

One method, one system, on every shift.

A unified management system allows any pallet to be found at any moment.

Stage What happens
Gate in Container and vehicle receiving, unit and SKU scan at the gate, quality check before put-away.
Addressed storage Every rack position has its own address, so stock is found by address rather than by memory.
Value add Kitting, labelling, co-packing and pre-delivery inspection, in the building the stock already sits in.
Dispatch Lanes organised by carton size, dual quality control on the way out, then distribution.
