Space and build to suit

You need Grade A space, or a building put up around your operation.

Send five things

1. Build-up area needed, in sq ft, and whether it is one envelope or divisible.
2. Conditions: ambient, temperature-controlled, or a mix with the split between them. Envelopes are specified at design stage.
3. Clear height, and whether very narrow aisle racking is intended. We design to 21 m (69 ft) clear under haunch for VNA.
4. Location, stated as a gateway: the western coast on the Arabian Gulf, the east coast on the Gulf of Oman, or either.
5. Volume profile: pallets in, orders out, and the peak-to-average ratio. It sizes the dock doors, the yard and the marshalling area.

Send five things

1. Stock profile: how many SKUs, and whether orders are picked by pallet, case or unit. It sets the cell mix before it sets the labour.
2. Rotation discipline the stock is held under — FIFO, FEFO, or batch and expiry control on named lines.
3. Pallets held at peak, orders despatched per month, and the month the peak falls in.
4. Customs treatment: bonded, free zone, or duty paid on entry.
5. The service level you are measured on, and the system your stock has to report into.

1. Origin and destination, and the mode you have in mind — sea, air or road.
2. Commodity, packing and any temperature or dangerous-goods treatment it needs.
3. Volume and frequency, as containers, pallets or tonnes per month.
4. Customs treatment: bonded, free zone, or duty paid on entry.

The fastest door here: freight moves as soon as there is a route. Stock that has to be held, picked and distributed goes to the contract logistics mailbox above.

Land and sites

You hold, or represent, a plot that may meet Part 1.

Send five things

1. The emirate, and whether the plot sits in a free zone or on the mainland. It sets the customs regime the building can operate under.
2. Plot area in sq ft, and the build-up area it supports.
3. Drive time to a container seaport for a heavy vehicle.
4. Servicing and incoming power. A high bay with temperature-controlled envelopes and a charging fleet is an electrical load first.
5. Tenure: the instrument on offer and the term remaining, on title an institution will lend against.

We answer with a clause-by-clause read against the twelve criteria in Part 1, and say plainly which clauses the plot clears and which it does not.
